Points of diligence.

What is Epelle & Co.'s role?
Epelle & Co. originates and reviews property opportunities, identifies potential independent partners suited to the requirement and, with the relevant parties' agreement, facilitates a direct commercial introduction. Our role ends at the introduction unless something further is expressly agreed in writing.
How are potential partners selected?
Partners are considered against the specific requirement rather than drawn from a standing list. We look at relevant experience, comparable work, coverage, capacity and the information a business provides, including insurance and accreditations where held. This is an assessment of fit, not a certification, and every party should carry out its own due diligence.
Who contracts with whom?
The client and the appointed designer, contractor, specialist or supplier contract directly with each other. Epelle & Co. is not a party to that contract, and the appointed party remains responsible for its own work, pricing, insurance, compliance, warranties, health and safety and professional obligations.
How are fees handled and disclosed?
Any fee Epelle & Co. receives in connection with an introduction is agreed in writing in advance with the party paying it. We do not take undisclosed payments, and we will tell either side on request whether a fee arrangement applies to an introduction.
Does Epelle & Co. carry out construction or design work?
No. Epelle & Co. does not provide design, construction, project-management or construction-management services, and does not supervise delivery or guarantee outcomes.
What information is needed before an introduction?
For a project: the property location, scope, approximate budget, planning status, intended timing and who makes decisions. For a partner: business details, services and coverage, typical project values, insurance held and representative work. No details are shared with another party without consent.
