Kensington & Chelsea — Introductions

Prime residential contractor and interior designer introductions in Kensington and Chelsea.

Kensington and Chelsea is one of the most densely built residential boroughs in London, and its projects are often among the most demanding: refurbishments of period houses and lateral apartments to an exacting standard, with tight sites and closely watched neighbours. Epelle & Co. introduces independent contractors and designers who work regularly at that level.

We do not design, build or manage projects. Appointed parties contract directly with the owner or their representatives.

The character of the borough

Stucco-fronted terraces, garden squares, mews houses and red-brick mansion blocks make up much of the housing, alongside larger detached villas in some streets. Many buildings have been divided into flats and are now being brought back together, or reorganised as lateral apartments across several original houses.

Projects frequently combine full internal refurbishment, new building services, extensive bespoke joinery and a complete interior scheme, sometimes for owners who are abroad for much of the work.

Planning and building control

Most of the borough falls within conservation areas, and listed buildings are common. The council has its own policies on matters such as extensions, roof alterations and basements, and they change from time to time. Check the current position for your property on the Royal Borough's planning pages, linked here, or through your architect or planning consultant.

On some estates, the freeholder's or estate's consent may also be needed under the terms of the lease, in addition to council approval.

The kind of firm that suits

Main contractors with a track record of prime residential work, a site manager on site every day, and the discretion and logistics to work in tight streets. Interior designers experienced in high-specification homes. Joinery workshops and services contractors used to coordinating closely with them. We look for comparable recent work and appropriate capacity rather than reputation alone.

Typical projects in Kensington and Chelsea

Whole-house refurbishments of townhouses; lateral apartment conversions across adjoining buildings; mews-house remodelling; mansion-flat refurbishments; and complete interior schemes for homes being prepared for a family's return from abroad. Basement work arises in some cases but is closely controlled.

Many projects also involve extensive bespoke joinery, high-specification building services and specialist finishes, often procured as separate packages under the main contractor.

Working on tight central sites

Restricted parking, narrow mews, busy pavements and closely attached neighbours make logistics central to any project. Deliveries, skips and scaffolding commonly require permits, and building managers in mansion blocks often set strict rules on working hours, lifts and protection of common parts.

Ask each contractor how it would deliver your project on your street, and what it has done recently in comparable conditions.

Who we introduce here

Prime residential main contractors, interior designers, joinery workshops, building services contractors and specialist finishers. Where an owner is not yet represented, we can also introduce architects and independent project managers for the owner to consider.

We check budget, decision-maker and timing are in place.

  3. 3. Source

We identify a small number of potentially suitable firms.

  4. 4. Introduce

With both sides' agreement, we make a direct introduction.
